Mitten Housing Privacy Policy and Rental Agreement


Thank you for choosing to rent our property for your stay. Before confirming your booking, we require that you read and accept the following terms and conditions.


A: PROPERTY INFORMATION:

C. RENTAL AGREEMENT: By booking with us, you agree to abide by our rental agreement, which outlines the terms and conditions of your stay.


D. CHECK-IN/CHECK-OUT TIMES: Check-in is at <listing_checkin_time> on the day of arrival and check-out is at <listing_checkout_time> on the day of departure. Early and/or late check-out may be available upon request, subject to availability and additional fees. 


E. PAYMENT: 100% of payment is due at booking confirmation for all OTA's excluding Airbnb, TripAdvisor & Booking.com. We accept all major credit cards (no cash or check). 


F: COMMUNICATION: Guest(s) understand that on-site building staff is not affiliated with Mitten Housing. Guest(s) agree to make Mitten Housing their exclusive contact regarding their reservation.

G: OCCUPANCY: The maximum occupancy of the property is <max_adults> persons. 


Only registered guests are permitted to stay at the property. 


H. NOISE & PARTIES: We have a strict NO party policy. Please be respectful of neighbors and keep noise levels to a minimum between 10:00 PM and 6:00 AM. Excessive noise complaints may result in early termination of your stay and forfeiture of your rental fees. All properties are monitored with a NoiseAware decibel monitoring device (no recording capabilities) and exterior Ring cameras for security purpose only.


I: SMOKING & ILLEGAL DRUGS: Smoking & illegal drug consumption is strictly 

prohibited inside the property. This includes but is not limited to: Elevators, common areas, hallways, apartments, fitness centers, parking garage, balconies, courtyards, and pool areas. Violation of this policy will result in immediate removal from the property without refund. The Guest(s)  will also be charged a fine of $1,000 in addition to the normal costs of rental and any damage to the property. Guest(s) may smoke outside in accordance with state and/or local laws. Guest(s) agree to properly clean and dispose of all trash and residue caused by smoking activities to avoid additional cleaning fees.


J: GUEST SCREENING/VERIFICATION PROCESS: Due to the uptick in stolen profiles, credit cards, and identity theft, Mitten Housing uses a 3rd party guest vetting provider. AutoHost is a data and security company that uses 256-bit military encryption and is 100% GDPR compliant (meaning your information will never be used / sold in ANY way outside of vetting your arrival). The same information that a hotel asks for at check in will be asked during the guest vetting process. Mitten Housing implements this additional step to protect guest identities and safeguard its homes, neighborhoods, and comply with state regulations that govern short term rentals.


K: THE INFORMATION WE COLLECT: At the time of booking, a guest's name and birthdate may be submitted to a basic public records search by request of the building owners. Only the results of the search, name of guest, and booked will be submitted to the building owners. No other information will be shared. Refusal to submit required information to Mitten Housing will be considered an immediate cancellation of reservation by the Guest(s) and no refunds will be issued.


L:  CANCELLATION POLICIES: Please refer to your booking platform for cancellation policy. All reservations made directly through Mitten Housing, please refer to the following cancellation policies: Short/Mid Term: Cancellations made 24 hours before check-in will receive a full refund. A refund will not be given for in-stay cancellations for any remaining nights. Long Term: Applies to stays 30 nights or longer. Full refund up to 30 days before check-in. After that, the first 30 days of the stay are non-refundable. A refund will not be given for in-stay cancellations for any remaining nights.


M. SECURITY DEPOSITS: All long term reservations (30 days or greater) will have a security deposit charge and will be released 1 day after check-out if no damage was done to the property. Depending on the guest's bank, the refund may take up to 14 days after check-out. 


N. DAMAGES & MAINTENANCE: Guest(s) shall keep the property clean and in good condition and shall promptly report any damage or necessary repairs to Mitten Housing. Guest(s) shall be responsible for any damage caused by guest(s) during the rental period. Housekeeping issues are to be addressed immediately upon arrival, but in no way void this contract. 


O: PETS: Guest(s) may not bring any pets onto property without Mitten Housing’s prior written consent and must agree to the pet policy in the  listing/reservation. 


P: INSURANCE: Mitten Housing is not responsible for any loss or damage to Guest’s personal property. Guest(s) are encouraged to obtain renters' insurance to protect Guest’s personal property during the Rental Period.


Q: KEYS: Guest(s) agree to return all keys, remotes, and parking passes upon completion of stay. Guest(s) agree to pay full replacement costs for items not returned. 


R: ENTRY: Mitten Housing representatives may enter the property during reasonable hours to make repairs or perform maintenance with reasonable notice. Incase of an emergency, no notice is necessary.


S: HOUSE & SAFETY RULES: Guest(s) agrees to follow all house & safety rules listed inside the listing and reservation.


T: TERMINATION: Mitten Housing may terminate this Agreement immediately and without notice if Guest(s) breaches any term of this Agreement or engages in any unlawful activity on the property.


U: USE OF PROPERTY: Guest(s) shall use the property only for residential purposes, and shall not use the property for any commercial or unlawful purpose. Guest(s) shall comply with all applicable laws, rules, and regulations governing the use of the property.


V: UNAUTHORIZED OCCUPANCY PREVENTION: Guest(s) acknowledge the measures outlined in Section X aimed at preventing unauthorized occupancy and safeguarding the property. Guest(s) understand that unauthorized occupants are not allowed on the premises and that any breach of this policy may lead to legal action and eviction. 


W: LEGAL RECOURSE: In the event of a breach of this Agreement or engagement in unlawful activities on the property, Mitten Housing reserves the right to terminate this Agreement immediately and without notice. Mitten Housing may pursue legal remedies, including eviction, to address violations of this Agreement.


X: ENTIRE AGREEMENT: This Agreement constitutes the entire agreement between Mitten Housing and Guest(s) and supersedes all prior negotiations, understandings, and agreements between the parties.


Y: GOVERNING LAW: This Agreement shall be governed by and construed in accordance with state laws where the rental property lies.


IN WITNESS WHEREOF, the parties have executed this Agreement as of the date first written above.
